Creating Connections
With Pier One, a spectacular new building is making its mark in Düsseldorf’s harbour. The building hovers above the water on 160 piles. Planned according to the highest environmental standards, it offers space for high-quality offices, showrooms, cafés, and restaurants.
An exceptional location with short distances – four new, filigree bridges connect Pier One with Speditionsstrasse, Kesselstrasse, and Weizenmühlenstrasse, creating a direct link to its distinguished neighbours at the Media Harbour. This also creates a new infrastructure at Düsseldorf’s harbour, which removes outmoded divisions between work and leisure, retail and industry.
Based on an idea by Christoph Ingenhoven, the project is being developed by harbour properties. Start of construction: 2022; completion: 2025.

With Pier One, we are creating a lively new location – on the water, for Düsseldorf. Connecting the different harbour zones removes outmoded boundaries between work, leisure, retail, and industry.

Places for People
The architecture is based on the lightness of typical pier buildings. Two five-story building sections – the East Wing and West Wing – each enjoy an additional stacked floor plus a generous roof terrace. The two wings are connected by an enclosed winter garden that is flooded with natural light.
The generous gross floor area of 21,500 m2 provides space for highly flexible offices and showrooms. The ground floor invites visitors to enjoy a variety of cafés, restaurants, and extraordinary views.
It extends into two spacious public plazas – in the northeast with a view to the city, and in the southwest facing the Kesselpark. Together with the four bridges, this forms a new public space on the water. A new location for Düsseldorf.

Pier One is certified according to the highest green building standards: LEED Platinum, DGNB Platinum, and WiredScore Gold. It is designed according to cradle-to-cradle principles. This means it meets the highest ESG criteria, which are driving the sustainable transformation of construction via the EU taxonomy.
We are guided by our own supergreen® concept. Our buildings are climate-positive, meaning we consider their entire life cycle during the planning process. Our principle of «replacement» means we give back the biocapacity we take away from the earth through targeted building concepts. At Pier One, which is built on a pile foundation in the water, we developed a unique site-specific response to support aquatic wildlife and biodiversity. We build in an «extracurricular» way – meaning we bring added value to the area by creating new public spaces. We build inclusively. We are convinced that resilient buildings can help mitigate the effects of global warming that are already being felt today.
